How can I view the properties that I am interested in seeing?
We show property by appointment only. An appointment can be made by calling our office at (912) 876-8886. You can view up to three properties in an hour.
When are you available to show me the property?
We are available to show properties Monday-saturday beginning at 9 AM.
Can we meet at the property?
Unfortunately, we are not able to meet customers at the property for safety reasons. All customers should meet us with their own transportation at our new office located at 1146 E.G. Miles Parkway Suite 104, Hinesville, GA 31313.
Note: Please arrive at least five minutes before your schedule appointment time.
How often is your rental list updated?
Our Rental Department updates the rental list and website daily. We suggest that you call us or check our website often.
Do your require first and last month's rent?
We do not require first and last month's rent. A security deposit needs to be paid as well as your first month's prorated rent. The deposit is usually equal to rent (this can fluctuate based on your credit check); however, the minimum security deposit is $650 for properties whose rent is below $650.
How do I get an application?
You can obtain an application by any of these five methods:

What is the application fee?
The application fee is $20 cash. If you are applying for a property over the internet or by fax, the fee will be $20.40 to pay for it over the phone with a credit/debit card. This fee is non-refundable and is used for your credit check.
Can I rent property from Iraq/out-of-state?
For your convenience, we do offer leases by email or fax as long as we receive all the necessary paperwork in a timely fashion.
What do I need to include with my application?
You will need to complete and submit the application along with a copy of your paystub/end-of-month LES, state or military issued ID card and a Power of Attorney if you are submitting it in your spouse/family member's name.
Which Power of Attorney is required to lease a property for a third party?
A General Power of Attorney is usually sufficient; however, if you have a specialized Power of Attorney it needs to allow you to lease property in their name.
How long does it take to approve an application?
Once we have received all the necessary paperwork and you have paid for the credit check, it does not take long to officially approve the application. You should hear back from us within a day, if not sooner.
What are you looking for when a credit check is performed?
When we pull your credit, we are looking at your history of payment overall. Owing rental company money is an automatic denial unless you can show proof of payment. Repossessions, foreclosures, and other negative credit will be reviewed by Management.
Can I put down a deposit to secure a property before signing a lease?
Since our office operates on a first-come first-served basis, we do not accept deposits to hold property. You would either have to sign the lease and pay your security deposi & prorated rent at that time or you would have to wait to see if the property is still available the day you are ready to sign a lease.
How much is due at the time of lease signing?
Your security deposit and first month's prorated rent is required at the time of the lease signing. Once your application is approved a Rental Specialist will be able to tell you the exact amount that you will need.
What type of payment due you accept?
We accept cash, personal checks, money orders, and debit/credit cards.
Is there a military clause in the lease?
Our lease does have a military clause. It allows you to break your lease with orders to PCS, deploy, be discharged from the armed forces, or go TDY for longer than three months. It does not allow you to break your lease for On-Post Housing.
Can I rent a property if I don't receive BAH?
We cannot rent a property to anyone who does not receive BAH unless you have a memorandum from your unit commander stating that you are authorized to live off-post.
Do you accept Section 8?
We do accept Section 8 clients. If you are going to receive a voucher, you must first qualify and go through a credit check just like every other customer. Once you have been approved, you have to pay the security deposit and first month's prorated rent at the time of the lease signing. Unfortunately, this often has to come out-of-pocket for you as Section 8 sometimes cannot reimburse you for this money spent.
